We build the reasoning engine for large estate portfolios, and the operating system that turns that intelligence into decisive action.
Problem!
Large estates operate on fragmented information. Tasks are reported inconsistently, investigations take longer than they should, and contractors often receive vague or incomplete detail. CAFM systems collect data, but they lack the contextual engine needed to interpret it. Without enhanced understanding, the same inefficiencies keep slipping through; tasks are raised without clarity, decisions lack grounding, and operational costs rise in ways no system is actively preventing.
There is no intelligence layer that sits above the estate, nothing that can reason, contextualise, or guide operational decisions with clarity.

Vision~
We are building the missing intelligence layer for estates.
Our vision is a single AI-driven reasoning framework that can understand the estate’s problems, enrich every task with context, and provide teams with the clarity they need to act decisively.
We imagine a world where buildings explain themselves, where asset behaviour becomes transparent, and where teams no longer fight through noise to understand what is really happening. Vyoma turns static, siloed data into a dynamic operational intelligence layer that supports faster decisions, lower costs, and smoother workflows across every trade.

Current Developments…
We are actively developing the underlying intelligence that powers Voyoma: combining machine learning, applied reasoning models and estate-specific data patterns into a unified operational layer.
Our focus is on building a system that can interpret information, enhance task clarity, and learn from the real behaviours of large, complex estates.
Much of this work involves refining our ML pipelines, strengthening contextual understanding, and aligning our models with how estates actually operate day-to-day. As the platform matures, Voyoma is becoming a sophisticated, data-driven reasoning system designed to sit invisibly above existing infrastructure and elevate decision-making across every trade.
Founding Team@
Fraser Kelly: Commercial Co-Founder
I combine commercial delivery with grounded operational experience across complex estates. Most recently, I worked on the commercial programme for a landmark NHS contract, contributing to soft-market testing, public-procurement, commercial negotiations, and then leading the mobilisation of the resulting multimillion-pound programme across a £230m, 110,000m² estate. Prior to this, I worked in operational facilities management within the portfolio, overseeing day-to-day delivery across a complex multi-site environment. This mix of commercial execution and operational understanding gives me the insight needed to introduce and scale PropTech solutions across large estates.
Shubham Gogri: Technical Co-Founder
My experience as a machine learning engineer with experience building ML infrastructure, experiment-validation frameworks, production forecasting and optimisation systems for real-world operational settings such as hotel revenue optimisation. I specialise in transforming messy, high-volume operational data into deployed systems that non-technical teams can use confidently. My earlier research in medical imaging was recognised at ICMLMI 2023 and ranked among the top five AI dissertations at the University of Surrey complimenting my practical engineering experience. I bring this combination of research rigour and operational delivery to PropTech, translating unstructured data into clear, actionable insight.

Why Now?
The estates sector is facing an inflection point. The pressure from rising maintenance costs, ageing infrastructure, workforce shortages and intense compliance scrutiny means legacy approaches are no longer sufficient.
Digital transformation has reached its limit, delivering more data but not more understanding. At the same time, AI has finally matured into a tool capable of real contextual reasoning, something the FM sector has never had access to.
This moment presents a rare opportunity: the need is urgent, the technology is ready, and the organisations responsible for critical infrastructure are actively searching for solutions that deliver clarity, cost reduction and confidence.
